how hot did you set yours, I set my heater at 117 and that's pretty warm but not scalding hot. I think I should turn it up for washing dishes or laundry. how is yours?
So with the tankless units, there is no concern for legionnaires or bacteria with lower temps, right? I've always been told that you have to crank our standard tank units up to at least 120 to keep the bacteria out.

I was told that 120 thingy years ago. Never bothered to investigate. Always set mine at around 135. No kids around.
BTW I always thought the 120 was to kill bacteria when washing/rinsing dishes. Was that a "tale" from the time before dishwashers? I know all the dishwashers I have owned in the past 35 year or so have had their own 'heaters' inside the unit.

well with the tankless when no water is being run its just plain off, it will only fire up when at least a 0.1 GPM is detected. but if 120 is the magic kill number i should just crank it up, because it wont actually heat the water that hot untill it needs to. plus i guess with hotter water things get cleaner. like laundry.

I'd be afraid to waste too much gas over 120 degrees.

We have a dishwasher, but I don't believe in them. :lol I do all of 'em by hand. It just feels right, ya know? I'll keep the washing machine, however. Washboards are no fun... :lol

So here we have a big project and a learning experience. I would like to add a chapter to this long lost thread and let every one know how much of a learning experience this has been and how big of a project it is. Sarah decided we weren't for each other any more and had decided that we needed to break up and that I needed to get out of the house as soon as possible. I was shocked and devastated, I suggested marriage counseling I tried to work things out to where we both could continue and work out our problems. She didn't want to have any of it and she just wanted it to end and be over. So since the house was in her name I was kicked to the curb and that was the end of that. I spent a day floating around in a daze having no idea what was going on because in my mind we had good things going for us, she was getting new positions at work and moving up and I was moving up so we were doing well. one complaint was that we didn't spend time together and yea we both worked a lot and I worked on the house and worked on cars. So guess I didn't take care of her enough and that was that. So ill continue my learning saga and end the 6th ave chapter with some pictures. I moved all my stuff in 4 full days of work, and let me tell every one how hard it is to move when it was 110* PLUS every single day and I did it all by myself and it nearly killed me moving engines and all my heavy tools. I did at least have help loading the car onto the trailer and some one drove the car hauler for me that was a life saver.

here's my advice.

whenever you feel the absolute need for a woman, go to a bar and find a fat ugly woman with smelly feet and a bad attitude, have mediocre sex with her and buy her a house.

that will save you the heartache you have just experienced. ;)

seriously tanner, i have had similar experiences 3 times in my life. you get a house all done and give it away. do what i did after figuring things out, buy your own house and keep it in your own name. never add a woman's name to the deed. if your next relationship goes south, make her move! ;)

The idea so far is to get a small place that I can call my own. Since I can afford quite a sizeable home but I don't want that. I guess I'm trying to simplify my life, enjoy my cars enjoy my friends . I'm ready for something simple, I found a little place out in apache junction no HOA small 750sq foot on a huge pice of land. The home not so interesting but the land is interesting to me, not only is it large it has many established trees and cacti. A car port, some janky sheds, a front porch for sittin and enjoying life. Guess you could call this transition a slow down smell the roses type of situation.

Man, that sucks. Glad that you found your own place already, sounds awesome! I've always liked small houses myself. 750 isn't bad - my mess is only around 900 if you don't include the front porch. Good luck - and looking forward to a new thread!

So here is the next chapter. I acquired this place for 102k, it's 1200sq' with a large lot. Car parking and plenty of storage space. I got the earnest money in already and I got an engineering certificate
