So here is the next chapter. I acquired this place for 102k, it's 1200sq' with a large lot. Car parking and plenty of storage space. I got the earnest money in already and I got an engineering certificate, my dad is helping me out with a down payment, this place is in pretty good shape, and by that I mean move in ready. It's been painted and everything works, the only issue I have is the fence, I need to build fencing around the yard for Suzuki, and I would like to enclose the car port for some more weather shelter. It's very close to my mom and with her heath if I need to be around I can still do that. This place has a work shop on the side for engine building :rocker and a very sweet shady porch for just chilln

I could hold my whole fleet in there, and still have room to work on one. I'd enclose it asap too, for weather and security reasons.

Ok, let's get a refresh on here to keep the story going.

I had the house structure inspected and there were 2 problems with it being a bit older. Problem 1 was earth anchors, it had out of date ones. Problem 2 was roof sway beams. The owner of the house agreed to repair the issues and all was well. The closing date was October 27th and the repairs had been done per instructions of the engineer who did the inspection. Only thing needed was a reinspection to verify the work had been performed. Well this inspection didn't get done until Oct 27th THE DAY OF CLOSING :banghead so I filed for a 10 day extension that way all the paper work could be handled filed blah blah blah.

Now let's back up a little bit to the situation at my moms house. It's October 20th and we see some wet stain in the kitchen under a cabinet, I start to poke around and come to find out there are 2 leaks, one leak led to the other being found. Leak 1 was coming from the guest room hall way bathroom pipes that feed the sink, those were leaking under the vanity and behind the wall not visible. The second leak was the water heater gave way and the pan that is supposed to help funnel water away from the home didn't even have a hose hooked up so it drained on the floor. The water took out the hall sheetrock, the linen clothset, guest bath room, stove section, food storage section and fridge section. My mom gets with her home insurance and they send out water clean up crew to demolish all the wet moldy stuff and dry the place out with tornado generators. Here we are in an already undersized house with all my crap stacked in their home on top of the crap they had....now were missing even more space and my moms things are being displaced due to plastic sheeting and mold decontamination. So by me not getting my house yet had put a huge strain on the household that was already maxed out. Pretty stressful stuff goin on.... But soon ill be able to get them set up in my room I'm using and then the living room can be demolished and rebuilt. Only after I get them the space back first.

Gee.. that really sucks.. :( water leaks are always surprises by the time they are discovered. I have a water alarm i got from Home Depot set up in the tank pan for my water heater.. usually you get a bit of advance warning before the tank lets go.. good luck with the drying out and completion of your new home transaction.

:gp I bet it was fun having the house all opened up during this 100° weather we're still having. :rasp But, you'll be moving on soon. At least the previous owner is fixing up your house, and insurance is paying for Mom's. Post a pic of these "tornado generators," that sounds fun. :D

Let me know if you need help moving when the time comes.

I could not get a picture of the tornado generators but they were huge floor blowers scattered around plus these giant dehumidifier air sport collector things. I could not get pics because they taped and plastic sealed off every thing for safety. But the noise was awful and the harmonic vibration that could be felt throughout the house was very annoying to me.

In other news I forgot to mention, looks like she will get more money back for upgrades because ill do some of the demo work and haul out. Also during all this we got a tankless water heater.

Good question, I assume no. Because tankless heaters don't rust out like traditional heaters do. But wow do they take a crap load of power. Had to run new wire and install 2 60 amp breakers at 220v, this one is a bit bigger than the other one I installed on the last house.

So I'm shopping amazon here and some things I plan on buying to help save money in the future. I am going to get window tint and tint all the house windows, still undecided on mirror finish OR 2.5% VLT (what I have in my metro) or 5% VLT since the rolls are mostly inexpencive I may do 2.5 in the game room and 5 on the 2 sliding doors. Heat rejection is a big deal around here, windows let in heat and light that damages everything. The idea (help me out here) is save money on power all winter do mods that help with this. Summer time: I have 3 ac units the one on the home that is massive and way over size, and 2 window units. The idea is use the window units to cool local to the room I'm in, be the game room or bedroom. Set the home unit to 80 or so and just run the unit in the room I'm in to help that spot. Not sure if this is the way to go or not. I know for sure my 1500 watt computer under full load can make a room hot AF in no time flat, if I could figure out how to dump that heat outside or some where that would be better :banghead

I've never heard of people using double-limo tint on a house. I'm sure it would look better than the people I see with aluminum foil over their windows, but it might not be as effective at blocking government mind control devices. :P My apartment is in a good spot, with a big tree blocking all direct sun in the summer. Maybe you could replace those topiary things with some real shade trees?

For the computer, maybe you could water cool it and put the radiator out the window, or at least out into the hall. Or, you could replace that stack of video cards you have with one GTX 1080 or something. Wouldn't it be about the same performance, with a lot less power and heat?
